What is design-build construction?
How is design-build different from traditional construction?
In a traditional project, you hire a designer first, then find a separate contractor to build the finished plans. That creates two contracts and a handoff between them, which is where questions about cost and buildability often surface late. With design-build, the builders are involved while the design is still on paper. For a deeper comparison, read our article on design-build vs. traditional custom home contractors in East Tennessee.
Do I need finished plans before I contact a design-build contractor?
No. Many clients come to us with only an idea, a piece of land, or a rough sketch. Our in-house design team can develop the plan with you, and we can be as involved in the design as you want us to be. Our guide on whether you need a plan before hiring a builder explains how design support works.
Can I use my own architect or existing plans?
Yes. We can build from plans you already have, work alongside your existing architect, or guide you through design-build from a blank page. In every case, we review the plans against your budget before construction starts so there are no surprises later.
How does the design-build process work?
Our process has four steps: planning, design, budgeting, and construction. We start by understanding your goals, then our designers develop the plan with the build team at the table. Cost and buildability are priced against the design as it develops, and one team carries the project through construction. See every phase on our construction process page.
Cost depends on size, site conditions, structural complexity, and the level of finishes you choose. We do not give one-size-fits-all numbers, because every project is different. What we do provide is an itemized estimate that shows what is and is not included, so you can see where every dollar goes. Learn more about how we approach accurate estimating, or contact us to start the conversation.
How long does a design-build project take?
Timelines depend on the size of the project, its complexity, your site, and how quickly selections are made. Because design and construction are coordinated by one team, there is no waiting on a handoff between separate companies. We build a project-specific schedule during pre-construction so you know what to expect before work begins.
What is the Guided Project Start Agreement?
How will I stay updated, and who will I talk to during the project?
We detail every step of our proven process on our process page, from the initial consultation to project completion. This helps set clear expectations from day one.
