What is the difference between a custom home and a semi-custom home?

A custom home is uniquely designed around your needs-every layout, material, and finish is yours to define. A semi-custom home offers pre-designed floor plans with limited selections. We are a true custom builder, designing homes to fit your particular lot while guiding you through the selection process so you're never overwhelmed.

Do you do additions and renovations?

Yes! In addition to building custom homes, we also offer renovations and remodels. Whether it's updating a kitchen, adding on to your home, or giving your space a full refresh, our team delivers the same quality and attention to detail we're known for.

What does it cost to build or renovate per square foot?

The cost to build or renovate per square foot can vary widely depending on the size of the project, level of finishes, and many other factors. Because every home and renovation is unique, there isn't a one-size-fits-all number. We'd love to schedule a free consultation to learn more about your vision and provide a more accurate range tailored to your project.

What does your building process look like?

We start with an initial consultation to understand your vision, followed by a Guided Project Start Agreement (GPS) to lock in your start date and have our experienced team guide the next steps. From there, we move into design (in-house or with trusted partners), finalize the itemized estimates, and handle all pre-construction prep (permitting, surveying, financing). Once construction begins, you can track progress through our BuilderTrend portal.

How transparent are you about pricing and costs?

We're committed to clarity. Our estimates are clearly itemized-highlighting what's included and what isn't-so there are no surprises. You can view selections and quotes in BuilderTrend. Once the build starts, we lead the industry in transparent billing. Costs are tracked and shared monthly during invoicing so you'll always know exactly how your budget is performing.

How will I stay informed during construction?

We use BuilderTrend, a client portal where you can view real-time updates, photos, selections, communications, and schedules. You'll always know what's happening and can easily reach your project manager. You'll also have your dedicated project manager's direct line for quick communication.

Do you help with selections and interior design?

Yes. We know the selection process can feel overwhelming, which is why we provide an in-house design professional who serves as your dedicated Selection Manager. They'll guide you through every choice-from fixtures and finishes to colors and layouts-keeping you on track, in budget, and confident in your decisions.

Can I make changes after the build starts-and how are they handled?

Yes. We make change-orders easy. Our process is built on giving the customer what they want. We will work out the details and you'll always know what you're getting and what each change costs before moving forward.

What warranties or post-build support do you offer?

We stand by our work. At the end of your project, you'll receive a close-out package with manufacturer warranties, operation manuals, and final documentation. We also provide a standard one-year warranty plus a ten-year structural warranty. And if questions or issues come up after move-in, we're always here to help.

Do you handle permitting and local approvals?

Absolutely. We manage it all-permitting, HOA or Review Board submissions, lot surveying, and zoning matters. We believe that's the builder's responsibility, not the homeowner's. You can relax knowing the details are handled by professionals who are fully licensed and insured. 

Builders that don't want to pull permits likely have inadequate licenses, a negative history with code officials, or worse. This should be a major red flag.

Can you build for clients who don't live nearby?

Yes. In fact, most of our clients aren't local or able to be on site regularly. Our systems and processes, combined with the BuilderTrend portal, keep you informed every step of the way-whether you're across town or across the country.

How long will it take to build or renovate my home?

Timelines vary based on design, site prep, and material availability. We'll provide an estimated schedule up front and keep you updated as the project progresses. You can also monitor every step through BuilderTrend.

What if costs go up during the project-how is that managed?

We build in allowances, track costs transparently, and communicate with you if market changes affect pricing. Any adjustments are discussed and approved with you, helping you stay informed and on budget.
